About Property Investment Calculator

The Property Investment Calculator measures the cash-on-cash return of a rental property from three figures: the cash you invested, the annual rent, and the annual expenses (including debt). It first finds annual cash flow as rent minus expenses, then divides that cash flow by the cash invested and expresses it as a percentage.

Cash-on-cash return is the standard way to compare how hard your invested capital is working across properties, because it relates the yearly cash the property throws off to the money you actually put in. The tool applies that ratio directly to your inputs, with no appreciation, tax, or principal-paydown assumptions layered on top.

Enter the cash invested, the annual rent, and the annual expenses plus debt, press Calculate, and read the annual cash flow and the cash-on-cash return percentage.

Formula & Mathematical Calculation

Annual Cash Flow = Annual Rent − Annual Expenses (including debt)

Cash-on-Cash ROI (%) = ( Annual Cash Flow ÷ Cash Invested ) × 100

Calculation Example

With $60,000 cash invested, $24,000 annual rent, and $18,000 annual expenses and debt, cash flow is $24,000 − $18,000 = $6,000. The cash-on-cash return is ($6,000 ÷ $60,000) × 100 = 10%.

Key Benefits

  • Calculates cash-on-cash return, the standard yield on the actual capital you invested.
  • Derives annual cash flow first as rent minus expenses, then divides by cash invested.
  • Requires cash invested to be greater than zero, preventing a divide-by-zero result.
  • Keeps the model to your three inputs, with no appreciation or tax assumptions added.

How to Use this Calculator

  1. Enter the cash invested
Type the total cash you put into the deal — down payment plus closing and initial costs — in the Cash Invested field, for example 60000.
  2. Enter the annual rent
Type the gross rent the property collects in a year in the Annual Rent field, for example 24000.
  3. Enter annual expenses and debt
Type total yearly operating expenses plus annual debt service in the Annual Expenses + Debt field, for example 18000.
  4. Press Calculate
The tool subtracts expenses from rent for annual cash flow, then divides by cash invested and multiplies by 100 for the cash-on-cash return.

Assumptions & Limitations

What the calculation assumes

  • Every value you enter is treated as an exact, known amount.
  • Rates and contributions are assumed to stay constant for the whole period unless the form asks for them separately.
  • Results use standard financial formulas and ignore fees, penalties and promotional terms that are not entered above.
  • Inflation, tax changes and market volatility are not modelled unless a field for them is provided.
  • Amounts are unit-agnostic: results are returned in the same currency you enter.

What it does not cover

  • Property Investment Calculator produces estimates for education and planning, not a quote, offer or professional advice.
  • Real-world outcomes differ when fees, taxes, rounding rules or provider-specific terms apply.
  • Local regulations and tax rules vary by country and change over time; verify current rules for your jurisdiction.
  • Figures are only as accurate as the inputs you supply — check them before acting on the result.
  • For decisions with lasting financial impact, confirm the numbers with a qualified professional.

Frequently Asked Questions

It is the annual cash flow divided by the cash you invested, expressed as a percentage. For $6,000 of annual cash flow on $60,000 invested, the calculator reports 10%.

It subtracts the annual expenses (which you enter inclusive of debt service) from the annual rent. With $24,000 rent and $18,000 expenses, cash flow is $6,000.

The return divides annual cash flow by cash invested. If you enter zero or less, the calculator stops with the message 'Cash invested must be greater than 0.' rather than dividing by zero.

No. The tool reports cash-on-cash return from the three figures you enter. It does not add property appreciation, principal paydown, or tax effects, so it reflects only the current-year cash yield.
