About Rental Property Depreciation Calculator
The Rental Property Depreciation Calculator computes straight-line depreciation from a building value and a useful life you supply. It divides the building value by the number of years to give the annual depreciation, then divides that by twelve for the monthly figure.
Because you enter the useful life yourself, the tool adapts to whatever recovery period applies to your situation rather than assuming one — enter the residential period, the commercial period, or any other span your accountant uses. The building value should already exclude land, since land is not depreciable, and the calculator uses only the two figures you provide.
Enter the building value (excluding land) and the useful life in years, press Calculate, and read the annual and monthly straight-line depreciation.
Formula & Mathematical Calculation
Annual Depreciation = Building Value ÷ Useful Life (years)
Monthly Depreciation = Annual Depreciation ÷ 12
Calculation Example
A $275,000 building value depreciated over a 27.5-year life gives $275,000 ÷ 27.5 = $10,000 per year, or $10,000 ÷ 12 = $833.33 per month.
Key Benefits
- Computes straight-line depreciation from a building value and a useful life you choose.
- Returns both the annual figure and the monthly figure from a single calculation.
- Adapts to any recovery period because the useful life is your input, not a fixed number.
- Requires the useful life to be greater than zero, avoiding a divide-by-zero result.
How to Use this Calculator
-
Enter the building value
Type the depreciable building value, excluding land, in the Building Value field, for example 275000. -
Enter the useful life
Type the recovery period in years in the Useful Life field, for example 27.5 for a residential straight-line schedule. -
Press Calculate
The tool divides the building value by the useful life for annual depreciation, then divides by twelve for the monthly figure. -
Adjust the life
Change the useful life to model a different recovery period, such as a longer commercial schedule.
Assumptions & Limitations
What the calculation assumes
- Every value you enter is treated as an exact, known amount.
- Rates and contributions are assumed to stay constant for the whole period unless the form asks for them separately.
- Results use standard financial formulas and ignore fees, penalties and promotional terms that are not entered above.
- Inflation, tax changes and market volatility are not modelled unless a field for them is provided.
- Amounts are unit-agnostic: results are returned in the same currency you enter.
What it does not cover
- Rental Property Depreciation Calculator produces estimates for education and planning, not a quote, offer or professional advice.
- Real-world outcomes differ when fees, taxes, rounding rules or provider-specific terms apply.
- Local regulations and tax rules vary by country and change over time; verify current rules for your jurisdiction.
- Figures are only as accurate as the inputs you supply — check them before acting on the result.
- For decisions with lasting financial impact, confirm the numbers with a qualified professional.
