What this calculator does

The House Hacking Calculator estimates your result instantly from the values you enter, using standard real estate formulas. About House Hacking Calculator

The House Hacking Calculator shows what renting out part of your home does to your housing bill. Enter your monthly housing cost and the rental income you receive, and it subtracts income from cost to reveal your net monthly housing expense — plus the annualized figure.

A negative result means the rent covers the entire housing cost and then some; a positive result is what still comes out of your pocket each month. The arithmetic is one subtraction, which is exactly why house hacking is such a direct way to cut living expenses.

Type the two monthly figures, press Calculate, and read the net monthly cost and its yearly total.

Formula & Mathematical Calculation

Net Housing Cost = Monthly Housing Cost − Rental Income Received ($/mo)

Annual Net Cost = Net Housing Cost × 12

Both fields are monthly amounts on this form. The engine subtracts directly with no validation branch, so a negative net result is possible when rent exceeds cost.

Calculation Example

If your housing costs $1,600 per month and you collect $900 in rent, the net cost is $1,600 − $900 = $700 per month. Over a year that is $700 × 12 = $8,400 instead of the full $19,200 you would otherwise pay.

Key Benefits

  • Reduces a house-hacking plan to one number: your actual monthly housing cost after rent.
  • Annualizes the net figure by multiplying by 12, so the yearly savings are visible immediately.
  • Allows a negative result, which honestly shows when rental income exceeds the housing cost.
  • Uses exactly the two monthly fields on the form with no adjustments or built-in assumptions.

How to Use this Calculator

  1. Enter your monthly housing cost
Type your total monthly housing expense in the Monthly Housing Cost ($) field, for example 1600. Include whatever you actually pay: mortgage or rent, and any other costs you want offset.
  2. Enter the rental income
Type the monthly rent you collect or expect to collect in the Rental Income Received ($/mo) field, for example 900.
  3. Press Calculate
The tool subtracts rental income from housing cost and displays the net monthly figure, then multiplies it by 12 for the annual amount.
  4. Interpret the sign
A positive net cost is what you still pay out of pocket; a negative result means the rent fully covers the housing cost with money left over.

Assumptions & Limitations

What the calculation assumes

  • Every value you enter is treated as an exact, known amount.
  • Rates and contributions are assumed to stay constant for the whole period unless the form asks for them separately.
  • Results use standard financial formulas and ignore fees, penalties and promotional terms that are not entered above.
  • Inflation, tax changes and market volatility are not modelled unless a field for them is provided.
  • Amounts are unit-agnostic: results are returned in the same currency you enter.

What it does not cover

  • House Hacking Calculator produces estimates for education and planning, not a quote, offer or professional advice.
  • Real-world outcomes differ when fees, taxes, rounding rules or provider-specific terms apply.
  • Local regulations and tax rules vary by country and change over time; verify current rules for your jurisdiction.
  • Figures are only as accurate as the inputs you supply — check them before acting on the result.
  • For decisions with lasting financial impact, confirm the numbers with a qualified professional.

Frequently Asked Questions

The calculator subtracts the rental income you enter from the monthly housing cost you enter. That single subtraction is the entire calculation, and the annual figure is just the result multiplied by 12.

Whatever you pay to keep the home each month — the form accepts one combined figure, so add up your mortgage or rent plus any other housing costs you want included before entering the total.

Yes. The engine performs the subtraction exactly as given, so if rental income is larger than the housing cost, the net figure is negative, meaning the arrangement pays you rather than costs you.

No. There is no validation branch in the engine, so zero or blank fields are treated as 0 and computed as entered. Check both figures before relying on the output.

Yes — the net monthly cost is multiplied by 12 to produce the annual number. For a $700 net monthly cost the calculator reports $8,400 per year.
