Fix and Flip Calculator

Estimate a fix-and-flip profit from after-repair value, purchase price, and rehab costs.

What this calculator does

The Fix and Flip Calculator estimates your result instantly from the values you enter, using standard real estate formulas. Estimate a fix-and-flip profit from after-repair value, purchase price, and rehab costs. Calculations run in your browser, so nothing you type is sent to a server, and the output is an estimate for planning rather than financial advice.

About Fix and Flip Calculator

The Fix-and-Flip Calculator projects the outcome of a renovation-and-resale deal from four numbers: the after-repair value you expect to sell for, the purchase price, the rehab cost, and your combined holding and selling costs.

It subtracts every cost from the ARV to show projected profit, then expresses that profit as a percentage return on the total money tied up in purchase, rehab, and other costs — so you can compare the flip against what that capital would have to earn elsewhere.

Enter the four figures, press Calculate, and read projected profit and ROI together.

Formula & Mathematical Calculation

Total Cost = Purchase Price + Rehab Cost + Holding + Selling Costs

Profit = After-Repair Value − Total Cost

ROI (%) = Profit ÷ Total Cost × 100

Holding + Selling Costs is a single field on this form. The calculator requires total cost to be greater than 0 before reporting ROI.

Calculation Example

You buy for $150,000, budget $50,000 for rehab, and set aside $20,000 for holding and selling costs — a total cost of $220,000. If the after-repair value is $250,000, projected profit is $250,000 − $220,000 = $30,000, which is an ROI of $30,000 ÷ $220,000 × 100 = 13.64%.

Key Benefits

  • Combines purchase, rehab, and holding-plus-selling costs into one total-cost figure before subtracting from the ARV, so nothing is left out of the profit math.
  • Reports ROI on total cost, letting you judge the flip as a return on invested dollars rather than just a dollar profit.
  • Stops with an error if total cost is 0, preventing a division-by-zero ROI.
  • Treats holding and selling costs as one combined input, matching the way flippers typically budget them together.

How to Use this Calculator

  1. Enter the after-repair value
Type the price you expect to sell for after renovation in the After-Repair Value ($) field, for example 250000.
  2. Enter the purchase price
Type what you will pay for the property in the Purchase Price ($) field, for example 150000.
  3. Enter the rehab cost
Type your renovation budget in the Rehab Cost ($) field, for example 50000.
  4. Enter holding and selling costs
Type combined loan interest, utilities, insurance, taxes during the project, plus closing and agent costs at sale, in the Holding + Selling Costs ($) field, for example 20000.
  5. Press Calculate
The tool sums the three cost fields, subtracts from the ARV to show profit, and divides profit by total cost to show ROI.

Assumptions & Limitations

What the calculation assumes

  • Every value you enter is treated as an exact, known amount.
  • Rates and contributions are assumed to stay constant for the whole period unless the form asks for them separately.
  • Results use standard financial formulas and ignore fees, penalties and promotional terms that are not entered above.
  • Inflation, tax changes and market volatility are not modelled unless a field for them is provided.
  • Amounts are unit-agnostic: results are returned in the same currency you enter.

What it does not cover

  • Fix and Flip Calculator produces estimates for education and planning, not a quote, offer or professional advice.
  • Real-world outcomes differ when fees, taxes, rounding rules or provider-specific terms apply.
  • Local regulations and tax rules vary by country and change over time; verify current rules for your jurisdiction.
  • Figures are only as accurate as the inputs you supply — check them before acting on the result.
  • For decisions with lasting financial impact, confirm the numbers with a qualified professional.

Frequently Asked Questions

The calculator adds purchase price, rehab cost, and holding-plus-selling costs into a total cost, then subtracts that total from the after-repair value. Every dollar field on the form participates in that one subtraction.

ROI is profit divided by total cost — purchase plus rehab plus holding and selling costs — multiplied by 100. It measures the return on all money committed to the project, not just the down payment.

Whatever you budget for carrying the property (loan payments, insurance, taxes, utilities) and for disposing of it (agent commissions, closing costs). The form has a single combined field, so add both buckets before entering the total.

ROI divides profit by total cost, and dividing by zero is undefined. If all three cost fields add to 0, the tool shows the message 'Total cost must be greater than 0.' and does not compute.

Yes. If the ARV is smaller than total cost, the profit figure is negative. The calculator performs the subtraction exactly as entered, so a loss appears as a negative dollar amount.
