About Airbnb ROI Calculator

The Airbnb ROI Calculator projects how a short-term rental performs as an investment. Enter the purchase price, your down payment percentage, an average nightly rate, and an occupancy rate, and it works out annual booking revenue, net operating income after expenses, and cash flow after mortgage payments.

Two return metrics come out of the same figures: the cap rate (net operating income divided by price), which judges the property without financing, and the cash-on-cash return, which measures the annual cash flow against the actual dollars you put down. Revenue is projected from 365 days scaled by your occupancy percentage.

Fill in the six fields and press Calculate to see revenue, NOI, cash flow, and both return percentages together.

Formula & Mathematical Calculation

Down Payment = Price × (Down Payment % ÷ 100)

Occupied Nights = 365 × (Occupancy Rate % ÷ 100)

Annual Revenue = Average Nightly Rate × Occupied Nights

NOI = Annual Revenue − Annual Operating Expenses

Annual Cash Flow = NOI − Annual Mortgage Payments

Cap Rate (%) = NOI ÷ Price × 100  |  Cash-on-Cash ROI (%) = Annual Cash Flow ÷ Down Payment × 100

Derived directly from the calculation function in this tool. If the down payment is 0, cash-on-cash ROI shows 0 rather than dividing by zero.

Calculation Example

A property priced at $300,000 with a 20% down payment ($60,000), an average nightly rate of $150, and 75% occupancy is booked for 365 × 0.75 = 273.75 nights, producing $41,062.50 in annual revenue. After $12,000 in operating expenses, NOI is $29,062.50; subtracting $9,600 in annual mortgage payments leaves $19,462.50 in cash flow. The calculator reports a cap rate of 9.69% and a cash-on-cash return of 32.44% on the $60,000 invested.

Key Benefits

  • Projects annual booking revenue by multiplying your nightly rate by occupied nights derived from 365 days at your occupancy percentage.
  • Deducts your operating expenses to reach NOI, then subtracts annual mortgage payments to show true cash flow.
  • Reports the cap rate (NOI divided by price) so you can judge the property independent of financing.
  • Reports cash-on-cash ROI against your actual down payment so you can measure the leveraged return on the cash you invest.
  • Validates price, nightly rate, down payment (0 to 100), and occupancy (0 to 100) with inline messages before computing anything.

How to Use this Calculator

  1. Enter the purchase price
Type the total property price in the Property Purchase Price ($) field, for example 300000.
  2. Enter the down payment percentage
Type your down payment as a percentage of the price in the Down Payment (%) field, for example 20. Values must be greater than 0 and no more than 100.
  3. Enter the nightly rate and occupancy
Type the average nightly rate in the Average Nightly Rate ($) field and the expected occupancy in the Occupancy Rate (%) field.
  4. Enter expenses and mortgage
Type your yearly operating expenses in the Annual Operating Expenses ($) field and your yearly mortgage payments in the Annual Mortgage Payments ($) field.
  5. Press Calculate
The tool computes revenue, NOI, cash flow, cap rate, and cash-on-cash ROI and shows them together with a one-line interpretation.

Assumptions & Limitations

What the calculation assumes

  • Every value you enter is treated as an exact, known amount.
  • Rates and contributions are assumed to stay constant for the whole period unless the form asks for them separately.
  • Results use standard financial formulas and ignore fees, penalties and promotional terms that are not entered above.
  • Inflation, tax changes and market volatility are not modelled unless a field for them is provided.
  • Amounts are unit-agnostic: results are returned in the same currency you enter.

What it does not cover

  • Airbnb ROI Calculator produces estimates for education and planning, not a quote, offer or professional advice.
  • Real-world outcomes differ when fees, taxes, rounding rules or provider-specific terms apply.
  • Local regulations and tax rules vary by country and change over time; verify current rules for your jurisdiction.
  • Figures are only as accurate as the inputs you supply — check them before acting on the result.
  • For decisions with lasting financial impact, confirm the numbers with a qualified professional.

Frequently Asked Questions

The calculator multiplies your average nightly rate by occupied nights, where occupied nights equal 365 times your occupancy percentage divided by 100. At 75% occupancy a $150 rate projects 273.75 booked nights and $41,062.50 of annual revenue. It is a deterministic projection from your inputs, not a booking guarantee.

The cap rate is net operating income divided by the property price, multiplied by 100. It measures the property's return as if you paid all cash, so mortgage payments are excluded from this particular figure.

Annual cash flow (NOI minus annual mortgage payments) is divided by your down payment in dollars and multiplied by 100. If the down payment is 0, the calculator displays 0 instead of dividing by zero.

Whatever you enter in the Annual Operating Expenses ($) field is subtracted in full from annual revenue before the mortgage is deducted. The calculator does not estimate expenses for you, so use your own yearly figures.

It stops with an inline message if the price is 0 or less, the nightly rate is 0 or less, the down payment is not between 0 and 100 exclusive of 0, or the occupancy rate is not between 0 and 100 exclusive of 0.
